City College of San Francisco Strategic Portfolio Review

A comprehensive real estate portfolio optimization initiative was conducted for City College of San Francisco, analyzing over 300,000 square feet of institutional assets at four locations to maximize long-term value creation. The engagement included CCSF's most significant and diverse holdings: the expansive Ocean Campus, the modern Chinatown/North Beach Campus, the prime Downtown Campus at 88 4th Street, and the historic 750 Eddy Street property that provided significant redevelopment potential.

The team’s optimization strategy evaluated multiple scenarios for each property through portfolio-wide highest and best use assessments, market-based valuations across renovation and disposition alternatives, and detailed financial modeling for long-term revenue projections.

The comprehensive approach explored opportunities from traditional leasing and self-development to the creation of alternative income streams including athletic field rentals and community partnerships.
