Ojai Unified School District Workforce Housing Feasibility

Rivercrest Partners is conducting a comprehensive workforce housing feasibility study for Ojai Unified School District to evaluate the development potential of a prime underutilized district-owned property in the city’s downtown core.  This strategic initiative aims to deliver an actionable plan for up to 110 dwelling units that balances financial feasibility, community need, and the district's educational mission through the development of affordable workforce housing solutions that reduces the cost burden on Ojai USD employees.

The study focuses on identifying optimal financing structures and development models that align with district fiscal constraints.

The comprehensive approach includes navigating state legislation requirements including AB 2295 and affordable housing funding program criteria (LITHC, CTCAC, etc.) to maintain the District’s regulatory compliance throughout the development process.

The initiative is ultimately undertaken to support the district's educational mission by addressing one of the most significant challenges facing California school districts: both attracting and retaining qualified educators in increasingly expensive housing markets through innovative, sustainable solutions.
