In partnership with Cabrillo USD, Rivercrest Partners is leading a comprehensive 60-unit workforce housing development in Half Moon Bay for the Cabrillo Unified School District, a project that emerged from strategic portfolio analysis aimed at optimizing the district's real estate assets while directly supporting their educational mission. This innovative initiative will provide high-quality, below-market housing exclusively for CUSD faculty and staff, featuring thoughtfully designed one-, two-, and three-bedroom units specifically intended to attract and retain qualified educational talent in Half Moon Bay's challenging housing market.
The development strategically leverages California's State Density Bonus program to maximize impact, increasing the unit count from 40 to 60 units of dedicated educator workforce housing.
Beyond residential development, the project incorporates a comprehensive facilities consolidation strategy that includes the district's Corp Yard and district office facilities as part of an integrated master plan for facility optimization, demonstrating how strategic real estate planning can address both housing and operational needs simultaneously.
Located within California's Coastal Zone, the project navigates the complex regulatory framework of the California Coastal Act while benefiting from inclusion in the City of Half Moon Bay's Housing Element for the 2023-2031 cycle. The conceptual design and phasing strategy have been submitted to the City of Half Moon Bay for review, with community outreach conducted to ensure stakeholder alignment.
